How to Choose a Holiday Home Manager Dubai | 7 Key Questions

Handing your Dubai property to a holiday home manager is one of the most significant financial decisions you will make as a property owner. The right operator protects your asset, maximises your income and removes every operational burden. The wrong one does the opposite — and it can take months to realise it.

Before you sign with any operator, ask these seven questions.

1. Are you DTCM licensed?

Every holiday home operator in Dubai must be licensed by the Department of Economy and Tourism. This is not optional — it is a legal requirement. Ask for their licence number and verify it. 4. How do you handle dynamic pricing?

Static pricing — the same nightly rate every night — is one of the most common reasons holiday homes underperform. Ask specifically which pricing tool they use and how often rates are updated.

5. What does your inspection and reporting look like?

After every checkout, your property should be inspected and photographed. You should receive a monthly financial statement showing gross revenue, every deduction and your net payout. Ask to see a sample statement before signing. If they cannot show you one, that is a red flag.

6. What is your exit policy?

A good operator is confident enough in their performance to offer a reasonable exit clause. Be wary of operators with 12-month lock-ins and heavy penalties.
